Development Securities’ brief for the new Peninsula office building called for; “a modern building providing good quality office accommodation… to provide high comfort working environment and which is ultimately adaptable to the defined future requirements of the end user”.
Our key challenge on this project was to deliver 14,000 sqm of office accommodation on a tight and rather awkward brownfield site. The development is bound by a major highway, a railway and river, with a 12m height difference across the site. We have exploited this level difference to create 4 levels of car parking that are effectively subterranean at the front of the site. The natural topography of the site allows these ‘basement’ levels to be open-sided to the rear enabling cost-efficient and sustainable natural ventilation.
Lozenge shaped floorplates offer 360 degree views of the city of Manchester while offering flexible, high-quality office accommodation. The funder, Peninsula Insurance Services, now occupies part of this landmark building, which we delivered on programme and on budget.
This 14-storey tower is an icon for the regeneration of the inner-city and is at the heart of Manchester’s new ‘Green Quarter’.
