Sanctuary Housing approached the Manser Practice to investigate the potential of a site on Larpool Lane set above the Esk Valley to the south of Whitby harbour. They were looking to develop a scheme to add to their adjacent development for affordable family homes that were desperately needed in the area.
At face value the site looked in an ideal greenfield location looking out to sea, however upon further analysis it was very constrained by high level power cables on one side and a road and existing houses on another, defining a tapering plot with a steep gradient across it. We developed a scheme that worked with these constraints, with access provided at the narrow end of the site, retaining wall to the road and stepped terraces down the site to maximise the views of the valley. The overall layout also ensured that it achieved Secure by Design.
The site delivered eighteen 2, 3 & 4 bed houses that were efficiently designed to meet the National Federation’s Design Guidelines, Design for Life Standards and Code for Sustainable Homes Level 4. They were constructed from highly thermally efficient SIPS timber panels and included integrated solar hot water systems.
